Don't think there's anything wrong with doing that. Found it really useful to try and work out who might be buying your place: what's their deposit and mortgage payments going to be? Does that seem even remotely reasonable, or could you afford to either wait it out for better buyer rates, or accept a lower offer to move whilst the place you want is still going.

Bit of a grey area. Depends on sellers circumstances ultimately. Mortgage lenders will only allow you to borrow to the home report value so you can't go trigger happy, and home reports can be ridiculously arbitrary and varied depending on who's doing the survey. I sold recently and a house half a dozen up the street with same bedrooms, an extra bathroom and a brand new kitchen had the same home report value as me. Makes very little sense!

Genuinely astounded that I've never seen more of the knock on impact of HS2 mooted as a boon. More passengers on the route should theoretically mean fewer passenger trains on the WCML and more room for either regional stoppers or freight
Also the net impact of increased property values in connected cities. Not a tangible benefit to the average pocket, I'd grant you, but still a decent economic boost.

You're probably aware already, but advertised house prices in Scotland are usually offers over - that is to say in a strong market you'd be looking to offer and pay at least that price, and sometimes a fair whack more. At the moment, with the market down, you might be able to go five or ten k below on 200k houses and still get them, but it's worth keeping in mind.
